Why we are called In Residence
By Monica King and Cornelia Parchment-Horn | Founding Partner & Managing Director, In Residence
The thinking behind a new independent agency for Surrey's prime market.
The name means what it says.
A property is something to be listed, particulars, a number of rooms, a price. A residence is a home someone actually lives in: looked after, improved over the years, and known in a way no listing can hold. That difference is how we work, so we named the business after it.
We met as agents in Weybridge. What stayed with us was a simple conviction: that selling a prime home should feel personal from start to finish, and that the people entrusted with it should be genuinely your own. In Residence is the agency we built to do that. It is ours, entirely. We own it, we run it, and we answer to no one but the clients we act for.
We stay close to the sale
“In residence” is also how we work. We stay close to every sale we take on, involved throughout and answerable for it, from first appraisal to completion. We don't list a home and leave it to find its own way. We represent it properly at every stage.
Selective, by choice
We represent a select number of homes at any one time. Prime property is not a volume business and should not be run like one. That is a choice, not a limitation, it is what lets us handle every valuation, viewing, marketing decision and negotiation ourselves, rather than passing it down a chain. Instruct In Residence and you are not handed to a junior or a call centre. You deal with the people whose name is on the door.
Size is not reach
None of this costs us reach. A home is not sold by a logo. The same national portals, the same international audience, the same marketing tools are open to every agent, large or small, and we use all of them. What sells a home is not the size of the firm behind it but the craft applied to it. That is the work of people, not brands, and we do it ourselves on every home we take on.
Still lived in
There is one more thing in the name. A home does not stop being lived in the day it goes to market. People are in residence throughout, living their lives in the rooms buyers are shown around, managing the disruption alongside everything else. We don't treat a home as stock. It stays someone's residence until it becomes someone else's, and we sell it with that in mind.
That is the name, and what it commits us to. We represent the residence, not just the property, personally, from first visit to final signature.
In Residence is an independent agency for the sale of prime homes in Weybridge, Cobham, Esher and the villages between the Thames and the Surrey Hills.
