Case Study

From a Year Without an Offer to Full Asking Price in Five Weeks

Weybridge, Surrey

Case study by Cornelia Parchment-Horn | Founding Partner & Managing Director, In Residence

When I began working with the owners of this Weybridge home, they had spent almost a year on the market with established high-street estate agents without receiving an offer. They were understandably frustrated. I knew they needed more than another listing: a fresh perspective, a carefully considered marketing strategy and someone personally invested in achieving a successful outcome.

My priority was not simply to bring the property back to market. I wanted to position it carefully, present it beautifully and manage every aspect of the sale with consistency, from relaunch through to completion.

The property

The home I was representing was built in 1954 and extends to approximately 3,800 sq ft. With five bedrooms and five bathrooms, it sits within a private gated community in Weybridge.

I needed to communicate more than its size and specification. A striking circular staircase forms a focal point within the interior, while a lift connects the principal floors. Outside, established gardens and a koi pond create a private and tranquil setting.

I wanted the marketing to capture that individuality and give prospective buyers a sense of the property before they arrived.

The strategy

I built the sales strategy around carefully prepared presentation and targeted exposure, rather than simply placing the property online and waiting for enquiries. After almost a year of conventional marketing, I wanted to introduce the home to buyers in a different way.

I made professional photography the foundation of the campaign, supported by a bespoke 20-page colour brochure designed to tell the story of the home in greater depth. I wanted buyers to appreciate the circular staircase, the lift and the established gardens, rather than judge the house from a floor area and a bedroom count alone.

I created and presented an agent-led property video to provide a more personal introduction to the house, giving buyers a sense of how it felt to move through the rooms before they arrived. I used social media throughout the campaign to build awareness and keep the property in view.

I marketed the home across leading UK and international property portals, extending its reach beyond the local market and making it visible to buyers searching from further afield.

I also hosted a dedicated open house, with every viewing arranged in advance. I supported the event with more than 300 targeted postcards, creating additional local awareness and inviting prospective buyers to experience the home personally. I wanted a well-prepared event to give the relaunch a clear focus, rather than rely on a succession of isolated viewings.

Across every element of the campaign, my objective was the same: to create meaningful interest, not simply more exposure.

Creating the right opportunity

Five weeks after I launched the property, a buyer who had attended the open house returned for a second viewing. That second viewing resulted in an offer, which I negotiated to 100% of the asking price.

For me, this was a reminder that successful property marketing is not necessarily about generating the greatest number of viewings. With individual prime homes, I focus on reaching the right buyer, presenting the property well and creating the conditions for genuine interest to develop.

Personal representation throughout

From the first viewing through to completion, I remained personally responsible for the sale.

I conducted every viewing myself, including those at the open house, created and managed the social media campaign and property brochure, led the negotiations and remained directly involved once the buyer had been secured.

With a chain involved, I maintained communication between the buyer, their solicitors, my clients and their solicitors, following the transaction closely and dealing with issues as they arose.

I did not hand over the sale once the offer was agreed. I had represented the home from the beginning, understood my clients’ priorities and remained accountable through to completion.

I carried that experience into one of the principles behind In Residence: the person you entrust with your home should remain personally responsible for its sale.

The result

  • I secured an offer within five weeks of launch.
  • I negotiated the offer to 100% of the asking price.
  • I remained the single point of responsibility throughout.

The result mattered to me, but so did the way I achieved it. I brought careful positioning, thoughtful marketing and direct management of the transaction together, from the first day on market through to completion.

In their words

“After a year of trying to sell our house through well-known high street agents with not even an offer, we decided to take a different approach... Within 5 weeks we had an offer for the full asking price. We could not have been more pleased with the outcome and the service we received.”

What If Your Property Hasn’t Sold?

An extended period on the market does not necessarily mean your property cannot sell. I would begin by looking again at its pricing, presentation, positioning and the way it has been introduced to prospective buyers. A fresh perspective on those elements can sometimes make a meaningful difference.

Before recommending a different approach, I would take the time to understand what has already been tried, what the feedback suggests and what you want to achieve. A change of agent or a relaunch is not a guarantee of a sale.

The approach behind In Residence

The principles I brought to this sale are the same ones I have helped to build into In Residence.

At In Residence, I work alongside Monica King. Our decision to represent fewer homes allows each one to receive this level of personal involvement.

From understanding a property and determining its position in the market to presentation, viewings, negotiation and progression of the eventual sale, I remain personally responsible for the homes I represent, from first appraisal to completion.

Fewer homes. Greater attention.

Considering a sale?

Every home requires its own strategy. If you are considering selling in Weybridge or the surrounding Surrey market, I would be pleased to begin with a confidential conversation.
